Once we have a clear understanding of your requirements we will be able to assist you in finding the right property. We can arrange for you to view properties that fit your requirements, further still we can also keep you constantly up to date via email alerts when the latest suitable properties become available.
Once you have found the property you are looking for simply contact us to reserve it. We will run you through what you need to do next. You will need to provide us with some information about yourself and will be asked to fill in an application form. You will also need to pay a holding fee.
From the point that all tenants have paid their holding fee the property will be reserved for you for 10 days. You must provide us all of the information required within this time.

Reference & Sign
Once applications have been submitted by all tenants and guarantors we will undertake our referencing procedure. This may include previous landlord references, employer references as well as financial checks.
When all referencing has been completed and tenants have successfully passed, we will draw up your contract. In most cases, this will be sent out to you electronically for signature and can be accessed via your email.
Your deposit, which will be outlined with the contract must be paid within 10 days of receiving the contract. Once paid in full, this will be registered with the Deposit Protection Service
Keys are available from our office on the pre agreed day that you will move in providing all information has been provided, processed and accepted in advance as well as first rent instalments and deposits have been paid.
You will receive a move in pack that will give you all the information on looking after your property, contact details and the out of hours maintenance call out information.
You will be required to sign off the condition of the property upon arrival and the office will let you know how to do this, however if you believe the condition to be not as you expect or you notice additional damage then you must inform us within 24 hours of entering the property and include as much evidence as you can.
We recommend that tenants set up a standing order to pay their rent. This can be set up directly with your bank or via online banking and will ensure that rent is paid at the same time every month.
Rent can be paid via bank transfer or by debit card (small fees apply for card payments). We are unable to accept any cash payments
Wavertree / Smithdown
Located outside of the City Centre, approximately a 10-15 minute drive away. This area is particularly popular with second, third and fourth year students. The bulk of the student properties are centered around the main road, Smithdown Road. Home to plenty of local amenities geared towards making students lives easier including restaurants, take-aways, bars, shops and supermarkets.
Properties are mainly terraced houses converted in to student accommodation. Most have rear yards or gardens. Most will benefit from free on street parking.
The area is very accessible, with great transport links to and from town and around the city. A specific student bus operates on Smithdown Road – the 699 service which travels to and from the different university campuses.
Kensington has become increasingly popular among students over the past few years. This area is close to the city centre but benefits from the cheaper rents than the city centre. The properties here are mostly terraced properties that have been converted to accommodate students, and have rear gardens or yards.
There is a good supply of shops and local facilities in this area. What makes this area most popular is its proximity to the universities and it being just a short walk away meaning public transport costs are completely minimized. There is also free on street parking.
The city centre provides an array of student accommodation, the majority of which are purpose build apartment blocks with some blocks providing additional security.
As you can imagine you are ideally located to access all the amenities of the City Centre and Universities. In general, there is no parking included within rents, however, additional spaces can often be rented if needed. All major transport links are easily accessed with 2 bus stations, a coach station and a number of railway stations offering numerous options for travel around and out of the city centre if needed.
